What is index linking and why has it been applied to my policy?

Index linking means your insurance amount automatically increases a little each year to keep up with inflation and rising living costs. This helps your cover stay more in line with what things actually cost over time.

However, it’s still important to make sure your original amount insured is accurate. If it started too low, index linking won’t be enough to fully protect you—but it will help your cover grow gradually to keep up with inflation.

What is under-insurance?

Under-insurance happens when the amount you’ve insured your buildings and/or contents for is less than the amount it would actually cost to rebuild your home or replace your contents. If you need to make a claim, this could mean you won’t get the amount necessary to fully rebuild or repair your home or replace your items.

To avoid under-insurance, it is essential that you regularly review your sums insured to make sure you are adequately covered. The sums can be adjusted at any time, you don’t have to wait until your policy renewal.

In the event of a claim, what would happen if I were under-insured?

Most insurance policies include a condition called an ‘average clause’. This means that if you’re under-insurance, your claim payment could be reduced by the same percentage you’re under-insured. Here are some illustrative examples of how under-insurance could affect a payment for a claim:

Example A - Partial Damage

  • The home sum insured is €300,000 but the full cost to rebuild the property is €400,000.
  • This means that the home is under-insured by €100,000 (25%).
  • Damage occurs to the home and the cost to repair the damage is €100,000.
  • Where the condition of average applies a deduction of 25% (€25,000) is made from the claim amount required to cover the cost of repairs.
  • Therefore, the policyholder will incur a €25,000 shortfall to cover the repair costs as they will only receive a payment of €75,000 for the claim.

Example B - Total Loss

  • The home sum insured is €300,000 but the full cost to rebuild the property is €400,000.
  • This means that the home is under-insured by €100,000 (25%).
  • Damage occurs to the home where it requires a complete rebuild.
  • As the home has been insured for €300,000 this is the maximum payment that can be made. Therefore, a shortfall of €100,000 will be incurred by the policyholder between the cost of rebuilding their home and the claim amount received (i.e. 75% of the property rebuild cost).

For the scenarios above, the payment made to the policyholder is not sufficient to fully repair the damage caused.

Important Note: The examples we’ve shared do not include other settlement factors that might affect your claim, like your policy excess. For full details on how claims are settled, please refer to the ‘How we settle claims’ section in your policy booklet and for your sums insured check your policy schedule.

Also, make sure to read your policy schedule and/or statement of fact carefully. These documents may include extra terms, conditions, or endorsements that could affect your cover or how a claim is paid.
